The Home Buying Roadmap
1. Initial Consultation
Every successful home purchase begins with a conversation. We'll take the time to understand your goals, lifestyle, budget, and timeline while answering your questions and outlining the buying process. During this meeting, we'll also discuss buyer agency, explain how we represent your interests, and complete the necessary agency disclosures and agreements. Together, we'll develop a personalized strategy designed to help you achieve your real estate goals with confidence.
3. Home Search
Once you're pre-approved, the search begins. We'll identify homes that match your criteria, monitor new listings, schedule private showings, and provide valuable insight into each property's condition, value, and long-term potential. Throughout the process, we'll help you make informed decisions with confidence while respecting showing etiquette and each property's access requirements.
5. Home Inspections & Under Contract
Congratulations—your offer has been accepted. This stage includes inspections, attorney review, and careful evaluation of the property before moving forward. We strongly recommend a licensed home inspection, along with well testing and septic inspections when applicable. Should any concerns arise, we'll negotiate appropriate repairs or credits on your behalf while guiding you through every step of the due diligence process. After this your attorney will meet with you to review the formal contract of sale and ensure your interests are protected. Once the contract is signed the attorney will also take your downpayment and place it in escrow until closing day.
2. Financing & Pre-Approval
Before beginning your home search, we'll connect you with trusted lending professionals to obtain a mortgage pre-approval. Understanding your purchasing power early allows us to focus on homes that fit your budget while strengthening your position when it's time to make an offer. If you're purchasing with cash, you'll want to have current proof of funds readily available to verify your ability to complete the purchase and strengthen your offer.
4. Offer & Negotiation
When you've found the right home, we'll prepare a competitive offer tailored to current market conditions and negotiate on your behalf to secure the best possible terms. We'll explain every component of the offer—including price, contingencies, timelines, and seller concessions—what they mean and why they matter. Our goal is to protect your interests while positioning your offer for success in today's competitive market.
6. Closing & Welcome Home
As your lender completes the mortgage process, your attorney and title company will work together to prepare for closing. The title company will pull deeds, conduct a title examination and municipal searches, to ensure the property can be transferred free of unexpected liens or legal issues. We coordinate with all parties and keep you informed throughout. On closing day we'll do a final walkthrough to make sure the house is as expected before we head to the closing table. Once the documents are signed and the transaction is recorded, you'll receive the keys to your new home. Even after closing, we're always here as a trusted resource for your future real estate needs.
